Foreclosure Rescue Scams
If you are in foreclosure and desperate to save your home, beware of the untold number of predators looking to take advantage of your financial duress. Every judicial foreclosure filed in Oklahoma is a public record. Predators search these records for your contact information and then offer to "rescue" or "help" you save your home. These con artists promise to offer or arrange a new loan and seek to get your signature on an "agreement" as soon as possible. The "agreement" is usually accompanied by fraud and artifice because the predator has not offered or obtained a new loan for you but has instead tricked you into selling your home to the predator or a third party and an agreement to either lease or purchase the home back from the predator on terms very few consumers in the same financial circumstances can ever live up to. Your payments under the "agreement" may seem affordable at first because they are usually lower but beware because almost all of them contain an unaffordable BALLOON payment that must be paid in full in a very short time. Most victims of foreclosure rescue operations find themselves being sued for eviction from their own home by the predator.
